The Village at Buena Park is a mixed-use redevelopment of the former Sears property at 8150 La Palma Avenue, at La Palma and Stanton Avenues next to Buena Park Downtown. Sears opened here in 1959 and closed in 2020. On 27 June 2023 the Buena Park City Council unanimously approved the Merlone Geier Partners plan for about 1,176 rental apartments and 126 for-sale townhomes on roughly 25 acres, including 176 deed-restricted affordable units and a one-acre public park. The project was approved and moving through permitting; confirm its current status before assuming homes are occupied.

The plan splits into two kinds of door work. The apartment buildings are planned with access-controlled parking garages, which means commercial gate operators rather than home garage doors, typically handled on a service agreement. The 126 townhomes are each planned with an attached two-car garage, so new sectional doors and openers. New doors are not due for replacement, so the work owners can expect early on is opener and keypad programming, adjustments and repairs, plus gate service for the apartment side. The developer has said the townhomes will have a homeowners association, so check its rules before changing a door's look.

Buena Park's building code adopts the state lists of work exempt from permits without change, and garage doors are not on them, so the permit position is confirmed with the Building Division at 6650 Beach Boulevard.
