Aegean Hills is one of Mission Viejo's early neighborhoods, built roughly between 1967 and 1975 in the first wave of the master plan, with single-family homes in Mediterranean and contemporary styles. It predates Lake Mission Viejo, built in 1975. It sat in unincorporated Orange County until voters approved annexation to Mission Viejo in 1992, and Aegean Hills Park at 25362 Maximus Street sits within it, with Alicia Parkway and La Paz Road as the main roads.

These are among the oldest garages in Mission Viejo: openings sized for the cars and doors of the period, framing built for light doors, and hardware that was builder-grade when new. Many have been widened or re-doored at least once, which is where mismatched panels, reused track and springs sized for a previous door come from. A spring sized for the old door leaves the new one out of balance, which wears out the opener. Any opener from the original build predates the 1993 federal entrapment protection requirement and should be replaced rather than repaired. Hillside tracts were laid out with houses on the ridges, so sloped driveways and settlement are worth checking.

Association rules can apply here, so check whether your street has one before ordering a new door, and permits run through the City of Mission Viejo.
